NOTICE OF FORECLOSURE SALE
STATE OF TENNESSEE, FRANKLIN COUNTY
WHEREAS, Ambros Carpenter and Velma Pauline Carpenter and Timothy Dale Carpenter executed a Deed of Trust to Mortgage Electronic Registration Systems, Inc. as nominee for U.S. Bank N.A., Lender and J. Phillip Jones, Trustee(s), which was dated December 26, 2007, and recorded on January 14, 2008 in Book T911, Page 453, Instrument Number 08000255 in Franklin County, Tennessee Register of Deeds.
WHEREAS, default having been made in the payment of the debt(s) and obligation(s) thereby secured by the said Deed of Trust and the current holder of said Deed of Trust, U.S. Bank National Association, (the "Holder"), appointed the undersigned, Brock & Scott, PLLC, as Substitute Trustee, with all the rights, powers and privileges of the original Trustee named in said Deed of Trust; and
NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable as provided in said Deed of Trust by the Holder, and that as agent for the undersigned, Brock & Scott, PLLC, Substitute Trustee, by virtue of the power and authority vested in it, will on September 10, 2019, at 1:00PM at the usual and customary location at the Franklin County Courthouse, Winchester, Tennessee, proceed to sell at public outcry to the highest and best bidder for cash, the following described property situated in Franklin County, Tennessee, to wit:
A certain tract or parcel of leasehold land located in the 18th Civil District of Franklin County, Tennessee and being fully described as follows to-wit:
Beginning at a concrete marker on the East side of Mississippi Avenue, located 42.47 feet southerly from the center of a TVA Transmission line, and South 18 degrees 21 minutes West 80.20 feet from an iron pin at the Southwest corner of a cemetery. Proceeding North 63 degrees 15 minutes East 200.00 feet to an iron pin; thence South 08 degrees 30 minutes East 150.00 feet to an iron pin; thence South 62 degrees 54 minutes West 200.41 feet to a concrete marker on the East side of Mississippi Avenue; thence along said avenue North 08 degrees 30 minutes West 151.30 feet returning to the point of beginning and enclosing 0.657 acres, according to the survey of Jerry Lawrence, December 4, 1989.
DESCRIPTION WAS COPIED FROM PREVIOUS LEASE. NO NEW SURVEY WAS PERFORMED.
BEING the same property conveyed to Ambrose Carpenter and Velma Pauline Carpenter and Timothy Dale Carpenter by Lease No. 847 from The University of the South, dated December 11, 1989 and filed December 14, 1989 of record in Trust Deed Book 367, Page 422, Register's Office for said County. Also see Trust Deed Book 285, Page 410, Register's Office for said County.
BEING the same property conveyed to Ambrose Carpenter and Velma Pauline Carpenter and Timothy Dale Carpenter by Lease No. 847, from The University of the South, dated December 26, 2007 and filed 1-14-08 of record in Trust Deed Book 911, Page 448, Register's Office for said County.

All right and equity of redemption, statutory or otherwise, homestead, and dower are expressly waived in said Deed of Trust, and the title is believed to be good, but the undersigned will sell and convey only as Substitute Trustee. The right is reserved to adjourn the day of the sale to another day, time, and place certain without further publication, upon announcement at the time and place for the sale set forth above.
