WHEREAS, default has occurred in the performance of the covenants, terms, and conditions of a Deed of Trust Note dated March 18, 2004, and the Deed of Trust of even date securing the same, recorded April 8, 2004, in Book No. T741, at Page 67, in Office of the Register of Deeds for Franklin County, Tennessee, executed by Stacie Marie Wiseman and Ronald E Reed, II, conveying certain property therein described to Jerry D. Holmes, Jr as Trustee for The New York Mortgage Company, LLC; and the undersigned, Wilson & Associates, P.L.L.C., having been appointed Successor Trustee by Wells Fargo Bank, N.A..

NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable; and that an agent of Wilson & Associates, P.L.L.C., as Successor Trustee, by virtue of the power, duty, and authority vested in and imposed upon said Successor Trustee, by Wells Fargo Bank, N.A., will, on November 19, 2019 on or about 1:00 PM, at the Franklin County Courthouse, Winchester, Tennessee, offer for sale certain property hereinafter described to the highest bidder FOR certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee. BEGINNING at an iron pin in the southwesterly margin of Mt. Olive Road thence with said southwesterly margin of Mt. Olive Road South 47 deg. 27 min. 59 sec. East 286.69 feet to a stake; thence with the lands of Wiseman South 37 deg. 25 min. 58 sec. West 66.15 feet to a metal fence post corner; thence North 79 deg. 36 min. 29 sec. West 197.98 feet to an old iron pin; thence North 6 deg. 25 min. 00 sec. East 211.95 feet to the point of beginning, containing 0.697 acres more or less in accordance with a survey by James W. Trott, Registered Land Surveyor No. 174 dated September 26, 1988.

This sale is subject to all matters shown on any applicable recorded plat; any unpaid taxes; any restrictive covenants, easements, or setback lines that may be applicable; any statutory rights of redemption of any governmental agency, state or federal; any prior liens or encumbrances as well as any priority created by a fixture filing; and to any matter that an accurate survey of the premises might disclose. The sale held pursuant to this Notice may be rescinded at the Successor Trustee's option at any time.
