WHEREAS, default has occurred in the performance of the covenants, terms, and conditions of a Deed of Trust Note dated June 15, 2012, and the Deed of Trust of even date securing the same, recorded June 21, 2012, in Book No. T1059, at Page 171, in Office of the Register of Deeds for Franklin County, Tennessee, executed by Christy Brannon and Christopher Brannon, conveying certain property therein described to Victory Title & Escrow LLC as Trustee for Mortgage Electronic Registration Systems, Inc., as nominee for Worthington Federal Bank, its successors and assigns; and the undersigned, Wilson & Associates, P.L.L.C., having been appointed Successor Trustee by Wells Fargo Bank, N.A..

NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable; and that an agent of Wilson & Associates, P.L.L.C., as Successor Trustee, by virtue of the power, duty, and authority vested in and imposed upon said Successor Trustee, by Wells Fargo Bank, N.A., will, on August 27, 2019 on or about 1:00 PM, at the Franklin County Courthouse, Winchester, Tennessee, offer for sale certain property hereinafter described to the highest bidder FOR certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee. LAND in the 3rd Civil District of Franklin County, Tennessee, described as follows: BEGINNING on an iron pin located in the southerly margin of Buncombe Road, the same being the northeast corner of the property herein described; thence leaving the margin of said road and traveling South 11 deg. 37 min. 33 sec. West, 290.40 feet to an iron pin; thence North 78 deg. 22 min. 27 sec. West, 150.00 feet to an iron pin; thence North 11 deg. 37 min. 33 sec. East, 290.40 feet to an iron pin in the southerly margin of the aforesaid Buncombe Road; thence with the margin of said road South 78 deg. 22 min. 27 sec. East, 150.00 feet to the point of beginning, according to the survey of Miles G. Smith, Registered Land Surveyor No. 606-381, said survey being dated September 9, 1999.
